River Oaks, along with Memorial Villages and West University, enforces the strictest residential roofing aesthetics in Houston. Getting through the Architectural Review Board (ARB) the first time saves roughly six to eight weeks — and about $2,000 in redesign and re-submission costs.

Approved shingle profiles

The River Oaks Property Owners' 2026 revised architectural guidelines approve exactly four residential shingle profiles: GAF Grand Sequoia, GAF Camelot II, CertainTeed Presidential Shake, and DaVinci Bellaforté Slate. Standard Timberline HDZ is not approved for primary residences on any of the lettered avenues. It is approved on carriage houses and garages set back more than 40 feet from the primary structure.

Approved colors

The palette is deliberately narrow: Weathered Wood, Charcoal, Slate, Hunter Green (for Tudor-style), and Autumn Brown. Anything in the red or terracotta family requires ARB variance and is typically denied unless the home is Spanish Colonial.

Submission checklist

• Two color-manufactured shingle samples (physical, not printed).
• Manufacturer product data sheet with wind and impact ratings.
